Asset Valuation & Appraisals

We provide several key valuation methodologies:

  • Forced Liquidation Value (FLV) is an estimate of the realizations achievable at a properly advertised public auction conducted under forced sale conditions, reflecting current economic trends.

  • Orderly Liquidation Value (OLV) estimates the realizations from a privately negotiated sale that is properly advertised and professionally managed, typically occurring over a timeframe of 6 to 12 months.

  • Fair Market Value (FMV) provides an estimate of realizations in a transaction between a willing buyer and a willing seller, both of whom are fully informed and under no compulsion to buy or sell.

  • Net Values represents the net recoverable amount anticipated from the sale of assets, assuming that the sale is completed in alignment with the designated parent value, whether that be Fair Market Value (FMV), Orderly Liquidation Value (OLV), or Forced Liquidation Value (FLV). This valuation takes into account various factors, including commissions, advertising expenses, and other costs associated with the successful completion of the asset sale. By providing a clear and detailed estimate of the net proceeds, Net Values helps clients make informed decisions regarding their asset management and sales strategies, ensuring they maximize their returns while effectively navigating the complexities of the sales process.

  • Depreciated Replacement Cost (DRC) represents the current cost to reproduce or replace an asset, adjusted for physical deterioration and all relevant forms of obsolescence. DRC valuations are particularly useful for financial reporting and assisting in purchase price allocation for specialized assets where direct market evidence may be limited or absent.

  • Remaining Useful Life (RUL) is a critical term used in equipment appraisals that refers to the estimated period during which an asset is expected to remain operational and provide value to its owner. This assessment is particularly important for determining the depreciation of equipment and its overall valuation in the marketplace. In the context of equipment appraisals, Remaining Useful Life takes into account several factors, including:

    • Current Condition: The physical state of the equipment, including wear and tear, maintenance history, and any necessary repairs, plays a significant role in estimating RUL.

    • Technological Advancements: Advances in technology can render older equipment less efficient or obsolete, impacting its useful life. Appraisers consider how current and emerging technologies may affect the equipment's relevance and functionality.

    • Industry Standards: Different industries have varying expectations for equipment lifespan. Understanding these standards helps appraisers provide a more accurate assessment of RUL.

    • Usage Patterns: The way an asset has been used—such as frequency, intensity, and operating conditions—can influence its remaining life. Equipment that has been overused or operated in harsh conditions may have a shorter RUL.

    • Manufacturer Specifications: Recommendations from the manufacturer regarding maintenance schedules and expected lifespan can provide valuable insights into the potential Remaining Useful Life of the equipment.  

By accurately assessing the Remaining Useful Life, appraisers can provide stakeholders with a clearer understanding of the asset's value, inform decisions related to financing, insurance, and resale, and help organizations plan for future capital expenditures. This assessment ultimately plays a crucial role in financial reporting and strategic planning for businesses that rely on heavy machinery and equipment.​
